Signs to Watch For

When to Repair Your Roof
A few missing or broken shingles due to a storm can usually be easily replaced. A fallen branch can cause them to get knocked off or break. These types of problems are often isolated to one or two areas.
If you have a small leak, you may be able to have that repaired. But only if there is just one small leak. Plus, it’s important that you have discovered it in time before it causes much more damage.
Asphalt roofs can be repaired several times over. It is affordable and easy to work with. However, it does not last as long as other materials.
When to Replace
A wet sagging roof will almost always need to be replaced. Unless it is a very small area, you want to make sure all the damp and damage is removed.
Stone, slate, tile, and wood roofs are great until they are not. Once it comes time for them to start falling apart, chances are you should replace the entire roof. Slate roofs can last many many years, so it is well worth the investment.
Metal roofs will also last a long time and rarely need repairs. When that time comes, it is also better to replace them, as well.
Asphalt roofs are inexpensive so whether you patch them or replace them, you may want to consider replacing them with a more durable material. While inexpensive to install, you likely will have to keep doing it.
Get an Inspection
One of the best friends your roof can have is an annual inspection. This is the best way to have a full understanding about the condition of your roof. Getting in fast to do the repairs means there is less chance of having to replace the roof.
Book your inspection in the spring, to make sure there wasn’t any real damage through the winter months. Then you will be ready for the summer rain hitting the roof, but not coming through it.
